APARTMENTS FOR RENT Rental fees for two-room apartments in central Kyiv and one-room apartments in the central districts have remained practically unchanged over the past year. This is in contrast to another categories of dwellings, rental fees of which have decreased on average by 10-20% over the same time period. Most apartments located in the central districts of Kyiv are available for sale via Real Estate agents, whereas only 1/6th of such apartments are offered for sale via Realty firms. Because purchase prices have declined faster than rental fees, rental yield has increased. For example, taking into account that state rent is not included in the rental fee and is paid by a tenant, an average one-room apartment in the suburbs could be paid off in 8,5 years while a three-room apartment in the city center could be paid down in 4,3 years. The impact of a telephone upon the rental fee is negligible. A one-room apartment with telephone rental fee is about 30% higher than those apartments without a telephone and two and three-room apartments with a telephone rental fee is 1.5 times higher than apartments without telephones. Those who want to lease an average apartment should be guided by price, as the average price will be influenced by rental fees in expensive, non-typical apartments.
